Plenty of wonderful places around Bodrum look far less inviting online than they do in person. These are the four problems I see most often:
Booking.com takes 15-18% from most properties. Add the Genius discount and the visibility programmes, and what you keep from the same room can fall by close to a third compared with a direct sale. Tour platforms take 20-30%, and Airbnb's host-only fee is 15.5%. Yet about half of the people who find you on Booking.com look you up and check your own site before they book. If they don't find a proper page there, they go back and book through the platform.
Since a 2017 court order, people browsing from Turkey can't book Turkish properties on Booking.com. Turkish booking sites only partly fill the gap: in September 2026, a search for Bodrum showed 27 guesthouses on Etstur and 36 on Tatilsepeti. Turkish guests, and foreign visitors choosing a fish restaurant for tonight or a boat trip for tomorrow, check Google and Maps first. However lovely your Instagram is, prices and availability get lost among the stories.
It was built years ago and doesn't fit the screen. You have to pinch and zoom to read the PDF menu, and last season's prices are still up. Guests are most likely looking you up on a phone, often from a sunbed or a taxi. A slow page is a closed door.
Is there parking? Do you arrange airport transfers? What time does the boat leave, and is lunch included? In 2025, 42% of Muğla's foreign visitors came from the UK, followed by Russia, Poland and Germany. Put the answers on your site, in your guests' own language, and keep WhatsApp for bookings.

These are indicative starting prices, for projects starting by 31 March 2027. The exact figure comes in a written quote after your free draft. Hosting for a site this size usually runs on a free plan; if a paid plan is needed, it's in the quote. The domain (renewing a .com runs roughly ₺1,200-1,400 a year in 2026, VAT included, depending on the registrar) and the payment provider's transaction fees are paid directly by you. The “pays for itself” sum: on a ₺4,000 room, 17% commission is ₺680 a night, and each package price is divided by that. It's a yardstick, not a guarantee: it shows how many nights need to come to you directly instead of through Booking.com for the site to cover its cost. For a boat trip or a restaurant, we'll do the sum together using your own prices and commission rates.

Not on its own; what cuts it is every booking that comes to you directly. According to SiteMinder's 2026 research, 18% of travellers who start their search on a booking platform end up booking directly with the property. The site's job is to be ready for them: rooms, prices and how to reach you, on one screen. How many bookings will come to you directly is something nobody can know in advance. That's why the “pays for itself” figure under the prices is only a rough measure.
Not at all. We can do everything in English. I write the Turkish version of your site for Turkish guests and take care of the Turkey-specific parts: the KVKK privacy notice, your licence number and, if you take payments online, the distance sales contract. The final legal check stays with your lawyer or accountant.
Yes. If you use a channel manager or holiday-rental software (HotelRunner or Elektraweb, say, or Lodgify, Smoobu and Beds24 for villas), the Direct Booking package puts its booking engine on your site. Availability and prices are still managed in one place, so there's no added risk of double bookings. Without one, guests message you on WhatsApp, and Full Site and Direct Booking add a booking request form; either way, you confirm each booking yourself. You don't need to close your Booking.com or Airbnb listings. Your site sits alongside them as the place where guests can book with you directly.
In 2017 Turkey's Competition Authority found Booking.com's rate-parity clause anti-competitive. Even so, platforms can push a property down the rankings if it looks cheaper elsewhere. So rather than cutting your price, I'd suggest adding something for guests who book on your site: an airport transfer, a late check-out or breakfast. Your price stays the same everywhere, and booking direct still works out better for the guest.
Turkish booking sites do what Booking.com can't: sell to guests within Turkey. But you pay commission there too, and depending on your contract they may ask for an allotment of rooms or an early-booking discount. And if the platform collects the payment, you're the one waiting for your money. A site doesn't replace them; it gives you a channel of your own that no platform controls.
You do, entirely. The domain is registered in your name, on your own account, and so is the hosting. I hand over the site files at launch. Even if you stop working with me, your site stays online.
On the Care Plan, just send me a WhatsApp message. Three small changes a month are included, and most go live the same day. Without the plan I still make one-off changes, from ₺500 for small ones. If you close in winter, there's also a one-off Season Opening update.
Now is the easiest time. Many European guests plan their summer holidays in winter, so a site that's live before New Year is there when they start looking. In April and May everyone is rushing at once; autumn and winter are much calmer. Once your content is in, One Page takes 7-10 working days, Full Site 2-3 weeks and Direct Booking 3-5 weeks. The timeline mostly depends on when your photos and text are ready.
Your logo (if you don't have one, we start with a simple text logo), your photos, room, menu or trip details with prices, your address and contact details, and access to your Google Business Profile if you have one. If you don't have professional photos, good phone photos taken in nice light are often enough; I'll tell you which shots are missing. If you run licensed accommodation or rent out a home to tourists, we'll also add your licence or permit number, because Turkish rules require it to be clearly visible in online listings. All in all, it takes a few hours of your time.
The draft is free and doesn't commit you to anything. If you like it, I send a written quote: 50% to start and 50% before launch, by bank transfer. I know cash can be tight at the end of the season, so if it helps, we can talk about splitting the payment into three.
Yes. After the UK, the largest groups of foreign visitors to Muğla come from Russia, Poland and Germany. A third language is included in Direct Booking and can be added to the other packages from ₺7,500 per language. A professional translator does the translation. I can quote for other languages too.
